The facilities of the phases C and D, area cca 10.000m2, are based on air-to-water heat pumps supplying the powered floor heating, fan-coil units and water heaters to heat the sanitary hot water.
Facilities of the phases G and F, cca 14.000m2, are based on Freon air conditioning systems.
The garages of the complex are covered with stabile sprinkler systems, smoke removal and ventilation systems.

Air conditioning and ventilation of the facility are based on air conditioning system chamber- heat pump, which are specific for maintaining the temperature pressure parameters and air quality, by using VAV boxes and sophisticated management system.

Fire protection of one of the best hotels at the Montenegrin seaside, which besides 250 residential units has the restaurants and casinos, SPA center and other, is based on the usage of sprinkler fire protection system which consists of the accumulation tank, sprinkler pump station, distribution network and nozzles for water flow extinguishing.
LPG installation is used for supplying the consumers in the kitchen, and it consists of the transfusion bridge, storing tank for LPG, evaporation-reduction station and distribution network to the consumers.

The boilers which are using the light fuel oil are heating the facility through radiators, as well as for the air preparation within the air chamber for ventilation of the commercial premises at the ground floor. Air conditioning is based on the usage of the heat pump and subceiling fans-convectors. Heating of the sanitary hot water is based on the usage of solar system, while additional heating is done by usage of electrical heaters and boilers.

Air conditioning and ventilation of submarines is based on the usage of roof-top units (compact ventilation unit with integrated heat pump). Distribution of the prepared air is based on the usage of the part of existing ventilation channels of the submarine, and partially through new spiral-rebated lines.
